The following tables represent monthly sales of single family homes 

Westport, single-family home sales surged 63% in December, vs 2011, continuing the momentum in the final quarter of the year. Fourth quarter sales rose 43%, pushing annual unit sales to a 5% gain. Median sold price rose 90 percent compared with December 2011. Average market time fell to 107 days, the shortest days on market since September.

While third quarter sales remained ahead of 2011, mementum was negative for the past two months. Single-family homes sales were down 12% in September, following a 9% drop, in August. Prices continued to post ahead of last year. Median sold price was up, however did not fare as well. Median sold price declined was up 25%, for the month. Average market time remained low, at 75 days.

Single-family home sales remained strong, in July, surging 36% when compared with July 2011. Prices, however did not fare as well. Median sold price declined 14% vs. a year ago. Despite the softening prices, sales volume pushed total dollar sales up 21%, for the month. Average days on market was 100, only slightly higher than the previous month.

Fifty-four single-family homes sold in June, matching sales, a year ago. At the same time, total dollar volume gained 25%, with the average sale price up 25% and median price up 38%. Average market time dropped to 88 days, 7 fewer days than in June 2011 and 27 days less than the previous month. (revised)

Despite hopeful pending statistics noted previously, the spring market continued to disappoint, posting another month of soft sales results. During May, there were 32 single-family homes sold, a 24 percent drop from May, 2011. Median sales price, at $1,210,000, held steady with the previous month as well as the previous year. Although days-on-market was at its lowest point, for the year, it took 41 days more for listings to sell, than during the corresponding period, a year ago.

Although the local buzz indicated that spring market activity was picking up, April statistics were dismal.  The number of single-family homes sold, for the month, was off by 38%, compared with April 2011.  Total dollar volume fell 31% and median sold price was down 3%. Despite slight upward revisions for February and March, year-to-date, unit sales were down 5%. On a positive note, as of the first week in May, there are 66 pending sales and another 39 homes with agreed to price, though not yet in contract

What a difference a year makes. While monthly unit sales remain the same for March 2012 vs. a year ago, median and average sales price were up 31% and 32%, respectively. However, on closer examination, it is apparent that the rise in dollar volume is not an indication of increasing prices but rather a change in the  segment of the market selling. In March 2011, five of the sold homes had 5 or more bedrooms, and seven had 10 or more rooms. In 2012, there were twelve homes sold in these two categories.

Last year, devastating January snowstorms took the blame for bringing February home sales to a 13-month low.  This year, the weather could not have been more different, with mild winter temperatures and barely any snowfall. Still, only 13 single-family homes sold this February, two fewer than a year ago, even after adding an extra day, for leap year. Year-to-date, unit sales are up 18%.

Coming off a disappointing 4th quarter 2011, January 2012 unit sales posted a solid 44% gain, compared with January 2011. Median sold price was $975,000.
