Single-family home sales surged in August, posting the highest monthly transactions closed, year-to-date. Sixty-five homes sold, representing a 67 percent gain over August 2012. Sales to list price ratio was skewed, due to an outlier sale. The highest list price home sold for $2,875,000, half the asking price.

Single-family unit sales fell just below a year ago, with 2 fewer homes selling. Median sold price held fairly even with the previous month, down 2 percent, but up 23 percent from a year ago. Days on market, averaging 75 days, was the shortest marketing time, year-to-date.

For the first time since January, monthly, single-family home sales dipped below year ago levels. Unit sales dropped 9 percent vs. June 2012. Sold price also declined, with median sold price falling to $1,265,000, a 18 percent drop over last year. Properties remained on the market longer, with average days on market moving up to 102.

And the good news keeps coming. Single-family home sales surged 69 percent, in May. Total dollar volume more than doubled. Although the stats indicate that average price rose 24 percent, compared with May 2012, this figure was skewed by the $20 million sale. Discounting that transaction, average price was flat, at $1,518,493.

Good news for the spring market, as April sales continued the positive trend of the first quarter.  Closed transactions increased an impressive 45 percent, compared with April 2012. Market time was 11 days shorter, a nine percent decline. Median sold price was fairly flat, gaining just under four percent.

Westport single-family homes sales continued strong, through the first quarter. March sales rose 48 percent, compared with the corresponding period, a year ago. The lower end of the market showed a greater contribution to sales, which saw median sold price falling to $1,072,500. Properties also took longer to sell. Average market time was 159, for the month.

After a slight softening, in January, Westport single-family home sales have again surged. In spite of a 28 vs. 29 day comparison, monthly unit sales posted a 71 percent gain over February 2012, as well as edging out the previous month by one sale. Median sales price dipped slightly, compared with January, but showed a 24 percent gain over a year ago. Combining the unit surge with higher prices, resulted in total dollar volume more than doubling (+111%,) in February.

Following the surge in single-family home sales, in December, it is not too surprising to see some pullback, in January. However, the decline was moderate, with unit sales down 11.5 percent, comprising only 3 fewer sales, compared with January 2012. A more encouraging sign that the market is strengthening was the jump in prices. Median sales price rose to $1,560,000, a 56.8 percent gain over a year ago.
